Owner Representative

Often owners do not have the dedicated staff to oversee major construction projects and insure that a project is designed and delivered meeting their needs. Temporary support can be found by adding an Owner’s Representative to the team as early as possible. The role of an Owner’s Representative is to coordinate the necessary elements, both internally and externally, to facilitate the successful completion of a project.


Representing the project owner during the construction of a major project and provides a Single Point of Contact for the owner, the architect and the general contractor. Working with the architect and general contractor during the design and construction of the project, the Owner’s Representative monitors the project’s progress in accordance with the owner’s requirements and at the most favorable cost and keeps the owner updated as to progress and cost. In addition, for projects within an operating facility, this position facilitates the notification of users, creates and maintains routing and access plans, and regularly updates the users of changes to the plan.



· Facilitate design process

· Evaluate plans and specifications

· Create preliminary schedule

· Prepare prequalification questionnaire

· Prepare the request for proposals

· Evaluate contractor proposals & summarize for review

· Coordinate local municipal approvals

· Assist with inspections/plan approvals

· Assist with temporary facilities

· Prepare informational map & signage

· Interface with designers - landscape architect, traffic engineer, civil engineer

· Identify work that is needed and find cost efficient ways to perform the work

· Photographs of site prior to construction beginning


· Provide conduit for communication from owner to the contractor and architect

· Report significant events

· Establish budget tracking mechanism/report expenditures verses budgets each reporting period

· Monitor progress and troubleshoot issues as arise

· Facilitate regular progress meetings and provide detailed meeting minutes

· Communicate owner directed changes to effected parties

· Review change requests & maintain list of potential change orders

· Review progress pay applications

· Monitor submittals and requests for information to insure timely approvals

· Coordinate owner moves/material/work

· Resolve contractors questions/facilitate answers

· Assist in approval process of material/color selections

· Provide photographs as project progresses

· Prepare and update visual graphics of project progress

· Maintain punch list and progress toward completion of the punch
